Assistance with BuyThatDuplex Lite and Pro
BuyThatDuplex is a simple application which can calculate the potential cashflow of an investment property. This software works best in analyzing possible scenarios for a property. For instance, the direct impact on the negotiated price or whether to have a Property Management company manage your investment.
Property Info
This section contains the information regarding the property. How the property will be financed, down payment information, etc.
Negotiated Price: Change this number to whatever property you want to evaluate.
Down Payment: Typically it is 10% of the Negotiated Price. But this is changeable depending on the type of financing you want.
Mortgage Amount: This field is always Negotiated Price + Down Payment
Interest Rate: The standard interest rate is 6.675%. Change this to whatever suits your needs.
Loan Term: A standard loan is a 30 year fixed loan.
Rental Income: The amount of rent you will receive from the property.
Mortgage Payment Total: Automatically calculated for you.
Expense Section
All of the expenses associated with having a rental property are listed. They are either directly related to the rent or to the value of the property. For this screen, adjust the percentages to see the changes in the expenses. If a certain expense does not apply to your situation, change that value to zero.
Vacancy Rate: Typically a rental unit is vacant at least 1 month per year or 8%.
Maintenance: Fixing light bulbs, plunging a toilet equates to about 5%.
Utilities: Anything which the landlord pays. Figure 5%.
Property Management: PM companies typically charge between 6 and 10%.
Other: For the unknown expenses, this is 10%.
Property Tax: What you owe Uncle Sam. 1%.
Insurance: The just in case policy. 1%
Cash flow analysis
Here, the data summarized from the Property Info screen and the Expense screen has been deducted from the Rent.
To examine the Mortgage information, click on the Mortgage button.
To examine the Expenses, click on the Expenses button.
